Maintenance Service

Our summer checkups include cleaning out AC drains and the outdoor coil as well as checking safeties, refrigerant levels, and electrical components. For winter checkups, we service and clean the burner assemblies, make sure the controls are working, and oil the motors where necessary. Both checkups include a diagnostic check of the equipment and a 15-point seasonal check. We advise you of any parts that are no longer operational or that look like they are on the way out shortly. We carry most parts on the truck, so we can replace nearly anything that you approve.


Routine Maintenance Service Policies

Our maintenance service policies are a great investment to prevent a system breakdown at the worst possible time, like in the middle of summer or winter. For a fixed price, we come out once in the spring and again in the fall to check out your unit (AC in the spring and furnace in the fall), make sure everything is operating properly, and clean it. If you need to have any parts replaced, you get a 10% discount on them. We call these policies Peak Performance Service Contracts.

Bill's Refrigeration & Air Conditioning, Inc. provides service for gas furnaces, oil furnaces, air conditioners/heat pumps, and boilers. Please see our checklists below for each of these types of services.

Gas Furnace Service
• Inspect test thermostat operation.
• Clean and adjust all safety controls.
• Clean burner assembly.
• Inspect air filter.
• Check pressure switch cut-out settings.
• Check inducer draft motor.
• Set exposed dampers to heating positions (no balancing).
• Inspect humidifier (if equipped).
• Lubricate any moving parts (if required).
• Check belt(s) and adjust tension (if equipped).
• Check temperature rise.
• Check gas valve operation.
• Inspect pilots, thermocouples (as equipped).
• Clean flame sensor.
• Inspect wiring and connections.
• Inspect blower motor and assembly.

Air Conditioner/Heat Pump Service
• Inspect test thermostat operation.
• Install Gauges and check operating pressures.
• Check refrigerate charge.
• Check voltage and amperage of all motors.
• Measure air temperature drop.
• Check for refrigerant leaks in accessible areas.
• Lubricate any moving parts (if required).
• Check belt(s) and adjust tension (if equipped).
• Inspect filter.
• Check pressure cut off settings.
• Check staring contactor contacts for pitting or damage.
• Check condensate drain.
• Clean condensate pump (if equipped).
• Inspect wiring and connections.
• Check electrical lock out circuits.

Oil Furnace Service
• Inspect test thermostat operation.
• Clean and adjust all safety controls.
• Clean burner assembly.
• Set exposed dampers to heating positions (no balancing).
• Inspect humidifier (if equipped).
• Lubricate any moving parts (if required).
• Check belt(s) and adjust tension (if equipped).
• Check temperature rise.
• Change burner nozzle.
• Change oil filter.
• Inspect wiring and connections.
• Check inducer draft motor.
• Inspect blower motor and assembly.

Boiler Service
• Inspect test thermostat operation.
• Inspect water feeder, pressure reducer, and fill valve.
• Inspect air scoop.
• Check high and low limit controls.
• Inspect pressure and temperature relief valve.
• Inspect temperature / pressure gauges.
• Inspect air bleeders and purge valves.
• Inspect zone valves.
• Inspect aquastat controls.
• Inspect backflow preventer.
• Inspect expansion tank.
• Inspect operation of circulators motors.
• Inspect and check operation of controls and switches.
• Lubricate any motors (if required).
• Inspect for leaks and signs of corrosion.
• Inspect barometric damper.
• Check low water cutoff.
• Clean burner assembly.
• Inspect pilot assembly (if equipped).
